- Approved Design/Planning
Once your design is finalised and or planning approval has been granted we can start.

WEEK 1
- Light Technical Design
We do the first level of technical design to further consider the build method, structure etc.

WEEK 2
- Pre Tender Meeting
A further meeting with your project manager to get the extra site details, your choice such as flooring, kitchen, bathrooms etc. So we can build a comprehensive pre-tender package and find the right builders.

- Initial Estimates
We will send the light technical design to gauge early interest and approximate estimates from our recommended builders.

WEEK 2
- Engineer and Consultants
An engineer will design and calculate any beams, foundations, frames etc to support the application. Any other consultants will also be engaged.

- Detailed Regulations
More detail/depth including finishes, timber/foundation/drainage plans, internal layouts drainage, construction details, collation of engineer, acoustic, heat loss calculations, service points etc.

WEEK 4
- Selection and Finishes Review Meeting
Here we review and discuss all the final information including your selections and finishes such as floors and kitchens.

- Schedule of Works
A detailed written description of all items in approximate order of the full construction process with items selection and finishes.

WEEK 5
- Tender Package
Once the drawing, schedule etc has been updated we can issue you selected builders for a fixed detailed quotation.

WEEK 7
- Fixed Quote
We will work with the builder and design an easy-to-read Gantt chart of the work programme. This will highlight ley stages and prepare for what’s ahead.

WEEK 10
- Contracts
Adopting and applying a relevant building contract to bind the client and builder (contractor) to the project intricacies. Include liabilities, project particulars, payment stages, insurance, disputes etc.

WEEK 11
- Pre Start Meeting
On final review of the programme and issuing of the pre-start information.

WEEK 13
- Start on Site
Building work starts.

- Weekly Inspections
We will visit the site each week, view the work done and report weekly back to you.

- Progress Meetings
There will be regular meetings with you and the builder to discuss progress, design changes, programme variations etc.

- On Site Design
Any changes to the design from unknown site issues will be done quickly to avoid delays.

- Building Control Meetings
We will liaise with building control and the builder to ensure all works are compliant.

- Payment Sign Offs
We will liaise with building control and the builder to ensure all works are compliant.

- Dispute Settlements
We will do our best to mediate and quickly resolve any disputes between you and your builder.

- Sign off
Once everything is completed including the final snag items we will sign it off.

Once building control and relevant parties have certified the works and all warranties have been received we will hand it over to you.
